  • Disco

    Industry code word for standard disclosures, which are government required forms that explain representation, and everyone gets them because transparency is vital.

    Licensed professionals have to present these to all parties before we go into houses or discuss numbers. Your signature isn't required, and yet we like to have them in our files. We like to be thorough under both the letter and the intent of the law. Please feel free to follow up with questions or concerns. Disclosures are also required for sellers, tenants and landlords as well.

  • Find Houses to Walk Through

    The search process as your broker includes various strategies that include exploring listed homes and properties through various systems and sources.

    We aren't in the NAR out here, (National Association of Realtors) and our firm never was. Real Estate companies out here use matching software to share our listing data with reciprocal access but not the NAR guided MLS systems which are in multiple litigations with many of the larger franchise and corporate firms across the country. Not to worry, we are seasoned in the process as your agents, and that's why you were referred to us.

  • Understand the Market Dynamics

    Until you're comfortable enough to make offers, calmly navigating the process as your broker, your guide.

    As your broker we have traditionally been paid out of the sellers commission 98% of the time. This will continue to be the case although the percentage might edge down because the real estate market is always in motion as are the processes, as are the rules. In those rare cases where the brokerage for us as buyers brokers is not baked in, like "off-market" opportunities we build in a brokerage as your broker that is in line with these same market dynamics. Off-market refers to properties that fit your target search criteria but aren't formally listed, FiSBOs, (For Sale By Owner), distress sales, foreclosures, buying notes or lien positions and other strategies.
